What exactly does a property management company do?

A property management company is hired by the owners of a rental property to take care of managing their investment. A property manager deals directly with the tenants on behalf of the owner, handles maintenance and repairs to the property, conducts regular inspections of the property to ensure that it is being taken care of, and handles evictions if the need arises.

How much does it cost to hire a rental management company?

There is no fixed fee for engaging the services of a property management company.

The rental management fee is usually taken as a percentage of the monthly rent which is negotiated between the rental management company and the property owner at the beginning of the contract. In addition to the management fee that is paid to the rental management company, the owner of the property is also responsible for any expenses relating to the property for goods and services including any maintenance and repairs.

Are rental management companies worth it?

The benefit of engaging a rental management company is in having an independent third party who is experienced in taking care of day-to-day administration duties which need to be handled for your rental property. Having a rental management company takes the stress and the pressure off the property owner leaving them with the peace of mind that their investment is in good hands.

Can you manage my property if I live interstate or overseas?

Yes. Many of our landlords live interstate or overseas. We look after leasing, maintenance and tenant matters locally and keep you informed throughout, so you can own property in Sydney without needing to be here.

How are repairs handled?

Urgent repairs are attended to straight away, to protect your property and your tenants. For other work we obtain quotes from trusted tradespeople and proceed with your approval, and every job is recorded in your statements.

How do you choose a tenant?

We verify identity, check rental history and references, and assess each applicant's ability to pay. We then recommend the most suitable applicant, and the final decision is yours.
